In 1925, the University of Miami was chartered by a group of citizens who sought to provide “unique opportunities for the development of American studies, for further creative work in the arts and literature, and for the development of teaching and research programs in tropical studies.” They believe a local university will benefit their community. They were overly optimistic about UM’s future financial support, as the land boom in South Florida was at its peak. During the Jim Crow era, Florida had three large state universities for white men, white women, and black coeducation (UF, FSU, and FAMU, respectively); under this agreement, UM was established as a white coeducational mechanism.

The university officially began in 1925 when George E. Merrick, founder of Coral Gables, donated 160 acres (0.6 km 2 ) and nearly $5 million ($73.8 million, adjusted for current inflation). These donations are land contracts and mortgages for real estate sold in the city. The university was chartered by the Dade County Circuit Court on April 8, 1925. By the fall of 1926, when the first class of 372 students enrolled at UM, the land boom had collapsed and a major hurricane dashed hopes of a quick recovery. For the next 15 years, the university struggled to remain solvent. The first building on campus, now known as the Merrick Building, was only half constructed over the past two decades due to financial difficulties. Meanwhile, classes were held at the nearby Anastasia Hotel, with partitions separating the classrooms, earning the university its early nickname “The Cardboard College.”
